Frequently Asked Questions

Learn about our property valuations

What kind of input data do you need?
In theory, you can book any valuation having just the address. However the booking module will show you what hard data is in our proprietary database! Feel free to overwrite any data points that you feel are incorrect, and to fill any data gaps. The more complete the data, the more accurate the valuation! This is what we need:

► Property type
► Bedrooms
► Bathrooms
► Number of storeys
► Energy class
► Floor area (sqm or sqf)
► Garden type
► Garage

NOTE: No building survey has been carried out. A survey of that depth is outside the scope of instructions. We are therefore not able to report in detail on the condition of the property. The property is assumed to be in average condition unless otherwise specified through full inspection.
Are you RICS accredited?
Yes, Geowox, the parent company of Valuemyhome.ai, is a RICS accredited company (Firm registration No. 864623). All our desktop valuations are performed by an accredited surveyor (RICS and SCSI), so you’ll always be guaranteed a legal document!
Are desktop valuations RICS (Royal Institute of Chartered Surveyors) compliant?
Yes. Geowox is a RICS registered firm (Reg no. 864623) and all of our valuations are performed by Chartered Surveyors who are RICS Registered Valuers. Our valuations are undertaken in line with RICS professional valuation standards contained in the Red book. The de facto industry standards are desktop, drive-by and full visit valuations.

The document RICS valuation, global standards (Red book) specifies in chapter 'VPS 2, inspections, investigations and records' (page 40, art 1) that 'Any limitations or restrictions on the inspection, inquiry and analysis for the purpose of the valuation assignment must be identified and recorded in the terms of engagement'. We comply with this regulation, and desktop valuations thus marked are aligned with RICS standards.
How can you accurately value a property without a physical inspection?
Our desktop valuations are performed by Chartered Surveyors who are RICS Registered Valuers. They utilise our software to review all outside imagery (streetview, satellite), inside imagery (photographic, video), and hard data points available. We have a full and comprehensive database of comparable transactions, including properties currently on the market for sale and those which are sale agreed.

Industry methods for valuing a home include desktop, drive-by and full visit valuations. We recommend the instructing party establish which valuation method is prudent for their purposes. If the RICS surveyor cannot establish a reasonable assessment of the property by means of a desktop valuation, we will recommend a partner surveyor who can perform a drive-by or full visit valuation, or issue the instructing party a full refund within 48 hours.

We only value residential properties with a desktop valuation under 500 sqm.
What can I use the valuation report for?
You can use it for any purpose an accountant or solicitor may have, such as Probate, Divorce, Property dispute, Family law, Expert witness, Inheritance tax, Capital gain tax, Capital acquisition tax, Local Property Tax,Company accounting, HSE, Family transfer, pension funds and select banks for mortgages (partner lenders in drop-down).
Will you visit my home?
With the exception of our mortgage valuation (where a physical inspection is required), Valuemyhome concentrates on remote valuations, known in the industry as 'desktop valuations’. In this type of valuation the surveyor does not visit your home, but performs an online investigation of the property, backed by powerful software producing home data, visuals and analytics.

Geowox, the parent company of Valuemyhome.ai, is a RICS accredited company (Firm registration No. 864623). All our desktop valuations are performed by an accredited surveyor (RICS and SCSI), so you’ll always be guaranteed a legal document!
