Thinking of selling / letting

Probate
​​Following the death of an individual, their home will be handed to an executor, who will arrange for the home to be valued as per the date of death. Once the estate has been valued the executor or solicitor applies to the Probate Office for a ‘grant of probate’. Once this is issued and debts and taxes have been paid, the ‘estate’ is allocated in accordance with the terms of the will. We provide a robust, independent market valuation for probate purposes.

Capital acquisition tax

The annual Local Property Tax (LPT) charge levied on residential properties in Ireland requires that an annual assessment be submitted by the homeowner to the local authority. We provide a professional valuation for this purpose.

The “Fair Deal Scheme’’ or “Nursing Homes Support Scheme” provides financial support to people in need of long-term nursing home care. The scheme is operated by the Health Service Executive (HSE). Nursing home scheme valuations will be to the “Redbook” standard and considers the condition and date of entry to nursing Home. We provide a professional valuation for this purpose.
